The Annual Mortgage Review: One Call That Keeps Clients for Life
Most loan officers treat closing day like a finish line. The loan funds, the thank-you card goes out, and the client disappears into the database, where they sit untouched until they refinance with whoever finds them first.
Here is a better ending: one short call, once a year, with every client you have ever closed. It takes about fifteen minutes. It costs nothing. And over a career, it may be the highest-value habit in your business.
What an annual review actually is
It is not a sales call. It is a check-in with a purpose. You are looking at four things: whether their current rate still makes sense, whether their home value has changed enough to matter, whether life has changed (new job, new baby, a parent moving in), and whether anyone in their world is thinking about buying or selling.
Three of those four have nothing to do with selling them a loan. That is the point. A call that is mostly helpful, with one question about referrals at the end, does not feel like a pitch. It feels like having a mortgage person in their corner, which is exactly the position you want to hold.
The timing trick that makes it easy
Do not try to call your whole database in January. Tie the review to the month they closed. Every client gets their call on the anniversary of their closing, which spreads the work evenly across the year. Two hundred past clients means roughly four calls a week. That is a system anyone can run.
Put the anniversary dates in your CRM now, while you are thinking about it. Future you will not remember in March.
What to say in the first thirty seconds
Open with the reason for the call and a promise about its length: "I check in with my clients once a year to make sure their mortgage still fits. This takes about ten minutes, and if everything looks good, I will tell you that too."
That last part matters. Clients brace for a pitch because every other call they get is one. Telling them up front that "you are fine, do nothing" is a possible outcome earns you the whole conversation. And sometimes it should be the answer. The reviews where you honestly say their loan still works are what make the other reviews believable.
What comes out of these calls
A refinance that actually saves someone money, caught months before a competitor's mailer reaches them. A client whose home value jumped enough to drop mortgage insurance. A move-up purchase that was still just an idea at kitchen-table stage. And referrals, offered casually, because you were the one who called when there was nothing in it for you.
There is a defensive side too. Every lender, credit union, and online lender in the country is marketing to your past clients every month. A yearly personal call is how you stay the incumbent instead of becoming the person they used to work with.
The review needs a rhythm around it
One call a year is the anchor, but twelve months is a long silence between calls. The loan officers who keep clients for life pair the annual review with a light monthly touch, so the call never arrives cold. A short market update under your name every month does that work quietly. Then the anniversary call feels like a continuation, not a surprise.
That pairing is exactly how I run it with LO Market Update. The newsletter keeps you in front of your clients every month, and the annual review gives you the one real conversation a year that turns that familiarity into loyalty, refinances, and referrals.
A newsletter like this, written for you every month — white-labeled under your name, ready to send. $19.99/month or $199/year.
